New Neighbors

We welcome new Unit 217 owners Rob & Susan Arnold who are renting to Gregory Koester while they’re in Portugal. Interesting sidebar: Greg is the architect who first designed the interior of that unit for original owners Bucky & Nancy Dennis, as well as the interiors of Rick & Nola Miller’s Unit 223, and Unit 328 now owned by Patrick & Alison Turner. 

Also, welcome new Unit 214 owners Garret Young & Dia St-Pierre Young who will enjoy their space when in town.

More Bins, Please

You asked and we put the wheels in motion! The city waste management folks delivered THREE additional recycling bins. Remember to break down all boxes and use all the bins to better distribute.

Additional Parking No More

Intermittently, our residents have sought overflow parking in the Tar Branch Towers surface lot across Marshall Street. Their COA Board recently discussed liability concerns and have ruled against neighbors using their spaces. Please note that violators will be towed at their own expense.

And a reminder that parking spaces in our three lots [Marshall Street, Upper Wachovia, and Lower Wachovia] are neither reserved nor assigned to any specific unit. These spaces are equally available to all residents and their guests, as well as office staff and their clients.

Tomato, Tomahto

There is a legion of volunteer tomato plants in the area next to the east brick stairs at the backside of Building 1. Once they ripen, please avail yourself of their summer goodness.

Signs of the Times

Some weeks ago, several owners in Building 3 had interactions with a trio of uninvited visitors on site. Law enforcement was called and recommended that our COA post NO TRESPASSING signs at entry points to our community so the police could take action should there be a repeat. Thank you to Barbara Fehribach [Unit 326] for taking the lead creating and strategically placing the signage.

Turn Down the Volume a Smidge

Our shared walls are not as noise proof as one might think [or hope]. Be mindful of the decibels of your various entertainment sources and adjust accordingly to avoid audio intrusion next door.

New HVAC Unit for Building 3 Common Spaces

On Monday at 8am, Logan Heating and Air Conditioning will be replacing the original HVAC unit that services the Common Hallways and Foyers of Building 3. The existing unit failed several weeks ago. After soliciting responsible bids for the job, the Board awarded the project to Logan. 

The work is expected to take 2 – 2.5 hours. The crane needed to access the building’s roof will occupy four parking spaces, but Logan is unsure whether those will be in the Marshall Street Lot or on Marshall Street itself. 

The Millers’ cars won’t need to be moved, but we ask that other vehicles be relocated just in advance of the install and for its dutation as a precaution. 

Apologies for any inconvenience as we continue to upgrade our community. 

All Parking Lots Are Done

We’re happy to report that all three of our parking lots are freshly crack filled, seal coated, and striped. And they’re BEAUTIFUL!!

You may return to your usual spaces. However, in the Upper Wachovia and the Marshall Street lots, please respect the cones that are protecting spots which require a bit more air dry. All should be set by end of day tomorrow.

Parking Lot Phase II Weather Delay

Due to overnight rain, Phase II of our Marshall Street and Upper Wachovia parking lot upgrades have been delayed until first thing Sunday into Monday. The crack-filling part of the project requires completely dry conditions to cure, and that’s not happening this morning.

These two lots will remain closed until Monday at 6 pm.

HVAC in the Upper Elevator Foyer

The HVAC in the Upper Elevator Foyer has been wonky for a bit, blowing very hot even when on the cool setting.

We had Reedys’ onsite this morning to diagnose the problem. Seems it’s a coil that’s leaking Freon. The part has been ordered and should be available by the end of next week.

Schedule Update – Parking Lot Upgrades

This project is now being accomplished in two phases:

Phase I – Lower Wachovia Lot

Wednesday 10/4 at 7am – Thursday 10/5 at 12noon

American Spray Tech will be on site beginning this Wednesday and extending into Thursday. All asphalt cracks will be filled with a hot pour rubberized compound. Then the lot will be seal coated, and restriped.  

Phase II – Marshall Street Lot + Upper Wachovia Lot

Saturday 10/7 at 7am – Sunday 10/8 at 12 noon 

American Spray Tech will be back onsite beginning Saturday and extending into Sunday. All asphalt cracks will be filled with a hot pour rubberized compound. Then the lots will be seal coated, and restriped. 

During the days/times indicated above for each phase as they impact you, kindly relocate your vehicles to on street parking or make other arrangements.

Parking Lot Upgrades

Marshall Street Lot + Upper Wachovia Lot + Lower Wachovia Lot

As called for in our community’s Reserve Study which guides your Board in routine annual maintenance of our Common Areas, it’s time to restore our three parking lots!  

American Spray Tech will be on site beginning very first thing Saturday, October 7 and extending into Sunday, October 8.  All asphalt cracks will be filled with a hot pour rubberized compound. Then our three lots will be seal coated, and restriped. 

OUR PARKING LOTS + GARAGES WILL NOT BE ACCESSIBLE BY VEHICLES BEGINNING AT 6PM FRIDAY OCTOBER 6 through 6PM SUNDAY, OCTOBER 8.

Kindly relocate vehicles to on street parking or make other arrangements during the course of this much needed upgrade. The Board apologizes for any inconvenience as we continue to care for our COA. Annual Fire Alarm and Sprinkler Inspection

Friday September 22nd – Beginning at 12:00PM

From Capstone Realty Consultants:

It is time for the annual alarm and sprinkler inspection for The Mill At Tar Branch, required by the National Fire Protection Association and the local Fire Marshal’s office. As part of this test all sprinkler heads and fire alarm horn strobes and devices are required to be inspected in both the common areas and in each individual unit. During the inspection you can expect to hear the fire alarm sound at various times for extended periods.

In the event you cannot be available for the inspection you will need to contact us, in advance, to make arrangements for us to obtain a key to your unit. Or, as an alternative, you may leave a key with a board member or trusted neighbor.

Since these inspections are a coordinated effort of several companies, and require a methodical and systematic inspection process of many devices, we are unable to provide a specific time in which we will inspect the individual units. We will make every effort to move as quickly and efficiently as possible to minimize inconveniences for everyone. We anticipate the inspection will take most of the afternoon. Therefore, you are strongly encouraged to leave a key with the management company if you cannot be home for most all of the afternoon.

In the event your unit is unavailable for inspection on the scheduled day, you will be responsible for scheduling the re-inspection of your unit and any charges associated with return visits.

If your unit is currently rented, please pass this message along to your tenant(s) so that they are aware of the upcoming inspection. Please keep in mind that as a unit owner you are ultimately responsible for providing access.

In closing, we recognize that these inspections are extremely inconvenient and intrusive, however, we appreciate your patience and understanding during the inspection period.
